What does "cheapest" actually mean when you have one property?
Cheapest is not the headline monthly price. At one property, four things decide your real annual cost: the subscription, whether channel connections are charged separately, whether the plan takes a cut of each booking, and whether the entry plan forces you to buy capacity for listings you do not have.
That last point is the trap that catches single-property hosts. Several well regarded platforms price their lowest tier as a bundle covering more than one listing. A host with one property pays the full bundle and uses a fraction of it. The per-listing rate looks reasonable in the marketing table and is terrible in your bank statement.
The second trap is the per-booking fee. Some entry plans lower the monthly figure and add a percentage on every reservation. If you run a well occupied listing at a decent nightly rate, that percentage can quietly overtake the cheaper monthly saving. Work out your own number: take last year's gross booking revenue, apply the percentage, and compare that to twelve months of the flat plan. If you are new and quiet, the commission plan usually wins. If you are busy, the flat plan usually wins.
Third, watch the add-ons. Dynamic pricing, a direct booking website, accounting sync and advanced AI features are commonly excluded from the cheapest tier and sold on top. A free plan that needs three paid add-ons to be usable is not a free plan.
Fourth, setup fees. Platforms built for professional managers often charge a one-off onboarding or migration fee and default to annual contracts. That is normal for a fifty-unit operator and absurd for one flat in Leeds.

Be honest with yourself about which of those two free options you actually need. If you have guests arriving next week, a waitlist is not an answer. Hospitable Essentials is the one you can be using this afternoon, and for a lot of one-property hosts that is the end of the decision.

Is a free plan actually good enough for one listing?
For most single-property hosts, yes. One listing generates a manageable message volume, and the jobs that matter are stopping double bookings, keeping calendars in sync and answering guests from one place. Free tiers cover all three. What free tiers usually do not cover is dynamic pricing, a direct booking site and serious AI messaging.
The honest test is whether you are losing money without the paid feature. If your nightly rate is set once a season and never moved, dynamic pricing may earn back its own cost several times over, and that is a reason to pay. If you get four guest messages a week, an AI reply assistant is a convenience, not a saving.
What is Zugrow Solo, and what is the catch?
Zugrow Solo is the free tier of Zugrow's early access platform: one property, two channel connections, unified inbox and unified calendar, no booking commission, channel connections included at no charge. Two catches, both worth stating plainly. Solo has no AI agents, and the whole platform is waitlist only.
The waitlist is the real constraint. Hosts are onboarded in waves from the Zugrow early access pricing page, so "start free" joins a queue rather than opening an account. If your first guest checks in on Friday, choose something you can log into today and revisit this later.
The paid early access tiers, Pro and Max, are priced per property per month with cheaper annual billing, and they are where the AI Agent Hub, pricing agent and vetting agent sit, again on the early access waitlist. Every agent in that early access product has an Off, Suggest or Auto dial, price floors never move automatically, host declines are never reversed, and nothing involving a charge or a refund is settled without the host. Which option is cheapest if you also want AI guest messaging?

None of the free tiers. Free plans across this category give you templates and scheduled messages, not an AI that drafts contextual replies. Hospitable puts fuller AI messaging on its paid tiers. Zugrow puts AI agents on its paid early access tiers, not on free Solo. Budget for a paid plan if AI replies are the point.
If AI messaging is what you are shopping for, compare on behaviour rather than price. Ask whether the assistant drafts for your approval or sends by itself, whether you can turn it off per situation, and what it does when it does not know an answer. A cheap assistant that sends a confident wrong answer about your parking arrangements costs more than the subscription it saved.
What is the cheapest way to take direct bookings from one property?
Direct bookings are the one job where paying is often justified at a single property, because you are trying to avoid platform fees on repeat guests. Lodgify's site builder is the strongest reason to pay in this comparison. Smoobu also includes a booking website. Free PMS tiers generally exclude direct booking sites entirely.
Cheaper things to do before you buy a PMS at all
If you have one listing and it is not fully booked, software is rarely the binding constraint. Two things move the needle faster and cost less. First, fix the listing itself: run a free Airbnb listing score, which is a 100-point audit of a live listing in about 60 seconds with no signup and no card. Second, sort the guest experience, where a digital guidebook at GBP 2.95 a month with a two week free trial removes most of the repetitive "where do I park" messages that made you want a PMS in the first place.

We compared published pricing pages, help documentation and current independent reviews for each platform in August 2026, and looked specifically at what a host with exactly one listing pays in year one. We deliberately do not quote competitor prices here, because they change often and a stale figure is worse than none. Check each vendor's own pricing page before you commit, and check three things while you are there: the minimum listing count on the entry plan, whether a per-booking fee applies, and whether the features you need are add-ons.
