The useful way to shop for automation is by job, not by brand. A host with 8 flats and a messaging problem needs something very different from a host with 40 units and a revenue problem. Two inputs. First, each vendor's own current product documentation, checked in August 2026, for what the software actually does rather than what a review site said two years ago. Second, real operating data from a 24-property UK portfolio: 9,064 guest messages in 30 days, 5,726 of them outgoing, 85% sent automatically.
We have deliberately published no competitor prices. Short-let software pricing changes often, varies by listing count and is frequently quote-based, so any number here would be wrong within weeks. Check the vendor's own pricing page. What we can compare honestly is capability.
What does good Airbnb messaging automation actually look like?
Good messaging automation is not a bank of canned replies. It is scheduled sends tied to booking events, drafted answers to unpredictable questions, and a human check on anything involving money, refunds or a declined booking. On a 24-property portfolio that split ran 832 scheduled, 2,160 AI-drafted and 1,854 platform auto-messages.
Volume is the reason this job comes first. That portfolio averaged roughly 380 guest messages per property per month. At 5 properties that is manageable on a phone. At 15 it is a part-time job. At 24 it is not doable by hand at all.
Who does it well: Hospitable is the strongest pure messaging automation on the list, which is unsurprising given it began as a messaging product before becoming a full PMS. Guesty and Hostaway both ship AI reply agents inside larger platforms. Uplisting handles automated messaging and an Airbnb auto-responder well. Smoobu does scheduled templated messaging reliably but is not trying to draft freeform replies for you.
The test to apply: ask any vendor what happens when a guest asks something the templates do not cover at 11pm. If the answer is "nothing until you read it", you have bought scheduling, not automation. Zugrow's agent model, which is early access and by waitlist, answers this with a per-agent Off, Suggest or Auto dial so drafts queue for approval rather than sending blind.
Which tool is best for automated pricing across multiple listings?
PriceLabs, for most multi-property hosts. It reads booking pace, seasonality, lead time, local events and comparable listings, then pushes nightly rates and minimum-stay rules to your channels. It is not a PMS, it layers onto one, and it connects to a wide range of property management and channel manager systems as well as Airbnb and Vrbo directly.
What good looks like here is guardrails, not autonomy. A pricing engine should never quietly lower your floor. Set a base price, a floor, seasonal profiles and orphan-gap rules, then let the engine move within them. Review the output weekly for the first month, because market data is only as good as the comparable set it picked.
The honest position: Hostaway, Guesty and Hospitable all now include some pricing capability, and Smoobu has dynamic pricing options too. For a portfolio in a single market with simple seasonality, built-in pricing may be enough and saves a second subscription. For mixed markets, event-driven cities or anywhere you care about gap nights, the specialist tool still wins. Zugrow's pricing agent, which is early access and by waitlist, is built on the same principle: floors never move automatically.
What makes channel and calendar sync trustworthy?

Trustworthy sync means a booking on one channel closes the dates everywhere within seconds, not minutes, and that a failed push raises an alert rather than failing silently. Every tool here syncs Airbnb, Booking.com and Vrbo. The differences are channel breadth, push speed and whether the system tells you when it breaks.
Breadth ranking is straightforward and worth being plain about. Guesty and Hostaway reach the most channels by a wide margin. Smoobu and Uplisting cover the main OTAs plus direct booking. Hospitable covers the major marketplaces and direct. Zugrow's channel manager, which is early access and by waitlist, connects Airbnb, Booking.com, Vrbo, Expedia and Google, which is fewer than the enterprise platforms and enough for most UK hosts.
Two questions separate good from adequate. Does the system detect a genuine double booking across channels and alert you, or does it only prevent them in theory? And when an OTA rejects a rate push, do you find out from the tool or from an angry guest? Ask both before you sign.
How do you automate cleaning and turnover coordination?
Turnover automation means a cleaning task is created automatically the moment a booking is confirmed, assigned by property to the right cleaner, updated when a guest extends or cancels, and visible to the cleaner without them needing a login to your PMS. Same-day turnarounds should flag differently from a two-day gap.
Who does it well: Uplisting's automated cleaning scheduler is the standout at small to mid scale. Hostaway and Guesty both have full task and maintenance management including vendor assignment and checklists, which is what you need past 20 units. Hospitable auto-assigns cleaner and maintenance tasks and is perfectly adequate for a mid-sized portfolio. Smoobu is the lightest here and often paired with a separate cleaning app.
The failure mode to design against is the cancelled booking. If a guest cancels and the cleaner still turns up, you have paid for nothing and lost trust with your team. Check that cancellations and date changes propagate to tasks, not just to calendars.
How should review requests be automated?
Review automation has two halves: leaving a guest review on time, and prompting the guest to leave yours. On Airbnb the 14-day review window is the constraint, so the tool should fire your review at a sensible point and nudge the guest before the window closes. Most platforms here do both.
The part worth being careful about is tone. Hospitable will draft guest reviews in your voice, and Uplisting automates review requests directly. Guesty adds AI review analysis across a portfolio, which starts to matter once you have enough reviews to spot a pattern, for example one flat quietly dragging your average down on cleanliness.
One rule regardless of tool: never automate a negative review. A one-star review written by software and sent without a human read is a complaint waiting to happen. Automate the positive path, queue the rest for a person.
When is a competitor the better answer than Zugrow?
Often, and it is worth saying plainly. If you need software today, Zugrow's PMS is early access and by waitlist, so pick Hospitable, Smoobu or Uplisting instead. If you manage owner-let properties with statements and trust accounting, choose Guesty. If you need the widest channel coverage or a custom API build, choose Hostaway. What should a multi-property host actually buy?
Three defensible stacks. Under 5 properties: Hospitable or Smoobu, and add PriceLabs when manual pricing starts costing you gap nights. Five to 30 properties: Hospitable or Uplisting for operations, plus PriceLabs. Over 30, or any portfolio with owners: Hostaway or Guesty, plus PriceLabs or the platform's own revenue tools.
Buy for the job that is currently costing you the most, then add the next layer once the first is genuinely running. Hosts who buy an enterprise platform on day one usually end up using a small fraction of it, and hosts who never automate pricing usually lose more to empty midweek nights than the whole software stack costs.
